What Should You Maintain On A Commercial HVAC System?

A well-maintained HVAC is a must when it comes to commercial property. When you do not maintain this vital system, you can face major problems that are typically accompanied by a large bill. The last thing you or anyone who may work in your commercial property want to deal with is uncomfortable temperatures due to an outage. Here are some things you can do to help maintain your commercial air conditioning system.

Clean the Air Filters

While most commercial HVAC maintenance is done by a professional HVAC technician, changing or cleaning the air filters is something you can do yourself. The air filters in a commercial system should ideally be changed every other month. This helps prevent the accumulation of dust and debris within the system, which could cause major issues if you leave this step undone.

Have the Coils Cleaned

A commercial HVAC system needs regular coil cleaning to function properly. Over time, moisture will cause the growth of mold and mildew. This is not only bad for the system's efficiency, but is also terrible for your indoor air quality.

HVAC systems have two different coils. The evaporator coil collects the hot air inside the building. The condenser coil will then release the air inside the outdoor system. The evaporator coils make sure the indoor air is cold. When the coils get dirty, they will not work properly and not cool the air. The condenser coils are outside and more prone to getting dirty. The buildup of outdoor debris, such as leaves, grass, and dirt will increase the pressure and prevent the system from working efficiently.  

Have the Dampers Cleaned

The dampers are the door-like structures in the ducting. Dampers will open and close to help temper the building. The air will flow beyond the dampers each time the air is on. As time passes, the dampers can become dirty. When you keep the dampers clean, this ensures they close all the way when the system is running.

Have the Ductwork Cleaned

You need clean ductwork in a commercial HVAC for it to work well. The clean ducting ensures the air is clean. When the ducting is dirty, it can produce mildew and mold, which will flow throughout the building. The ducting can also get clogged with circulating dust and debris. The clogs will decrease the efficiency of the unit and ultimately cause it to wear out prematurely, which will likely require an expensive replacement.
